We stayed here for a hen night because it was cheap, but you expect a few basics to be right. All our beds were awful. Mine in particular had no springs on the right hand side of the bed so I had to wedge myself between the wall and the bed on the otherside otherwise I would have rolled out as the matress was literally sloping!! I woudl not recommend roo 1 for anyone of a moderate height or above. I am only 5' 8" and I had to be careful around the room or I would knock my head on the ceiling especially when coming out of the shower. The bathroom had mould in it and everytime you flushed the loo it woudl make a huge groaning sound that went on for about 3 minutes. The room was tiny and there were 4 of us crammed in. Although the staff (except the receptionists) were nice I would not recommend this hotel to anyone. Avoid at all costs.

Spent one Saturday night here - a rare privilige in Newcastle! Most hotels insist on minimum 2 night stays. The Osborne was homely and clean and our room for 3 adults was an adequate size. Didn't experience any late night noise as I'd read in a previous review. We found Jesmond to be a quiet area, (even though it was a bank holiday week-end) away from any rowdiness
Hotel staff were welcoming and friendly.
Only ?3 taxi fare to the City Hall too!

We (3 guys) had a one night stay here in April 2008; ?105 for a 'family room' including breakfast. I slept in, for breakfast but the guys said it was just what the doctor ordered.
Other members of our party paid ?120 each for room only in the nearby Caledonian Hotel. To be honest there was nothing to choose between the hotels!
The Osborne staff were very helpful and equally friendly. In most hotels you get what youve paid for.... here, you seem to get a whole lot more.

We won't be staying here again. The standard basics weren't provided, or if they were, were poor - for example: no coat hangers; no shower gel/shampoo; matresses ancient, uncomfortable & stained; plastic matress protectors didn't fit, and were hard, so they slipped off and were also uncomfortable; tea left in the teapot from a previous occupant hadn't been cleaned out & was starting to go mouldy; toilet & bathroom dirty, and remained so over 2 days; armchairs in the bedrooms stained & torn. On the surface, first impressions weren't too bad, but the decor, furniture and customer care need more attention than simply the new wallpaper which has been put in the bedrooms.
Saturday night was unpleasant; young single sex groups returned noisily at 1am, 2am, 3am and disruption continued until 5.30am - the portering & (very pleasant Sun am) reception staff did respond when they were told about this, and our final bills were reduced by ?5pp/pn, but small consolation for a lost night's sleep (and on an overall spend in excess of ?200); the experience was one which left us feeling unsafe, and certainly not rested. The clients and their behaviour may not be the fault of the hotel - I quite understand that, but perhaps the overall approach of the propietors in which money seems more important than customers has a part to play too.
Breakfast was nice though - so if you don't mind yobs, grubbiness and noise, and like your food, it could be worth a try. The breakfast waitress was lovely, as was the receptionist.
For myself, if this was the only hotel with vacancies in Newcastle for the night I wanted to stay, I'd stay at home. Cheap? No. Money wasted.

Friendly welcome and helpful staff.
Room was very spacious and bathroom clean.
Breakfast was okay, could have been better - toast was brick hard, no veggie options.
Good location to enjoy Jesmond and Newcastle.
Would definately recommend staying here to friends.
