We stayed in a party of 15 with a travel group for 3 nights.
We arrived to find many rooms not made up and generally disappointing from the viewpoint of size and decoration.
We eventually upgraded to a better room but that was not cheap.
Staff did not speak much English so was difficult to sort out problems.
Breakfast was very basic often with no staff in attendance.
We lost water supply in the rooms at one point during our stay and there is a very strange system of controlling heat in the room from the reception desk!
One of the guests on the 5th floor had to come to reception each time she wanted to get into her room, as her key did not work.
Position of the hotel is however good for both basilica and restaurants in town, the hotel restaurant being rather expensive

My family and I stayed here in January, two adults, three teenagers. We didn't have a booking and just turned up. We were given a family room which was wonderful - a loft with a double bed and three singles downstairs. Room was very big, comfortable and CLEAN. We had a lovely view over the valley. The man on the desk when we arrived was friendly, polite and helpful. He even arranged a parking spot for our car right outside the hotel - no mean feat in a medieval town designed for pedestrians and donkeys. The woman who took the next shift (I think she may have been the manager) was the opposite, cold, aloof and borderline rude. She was involved in what was obviously a personal phone call and left me standing at the desk for almost 5 mins when I went to make an inquiry. I almost left but I was interested to see how long she could ignore me. A female Basil Fawlty. Breakfast was very good. Assisi is magic. Go there.

I would recommend this hotel for its location - between the Basilica of St Francis and the centre of the town. Our room was up on the sixth floor, a little tired, but with views like we had, who cares? Friendly staff, reasonable breakfast, good value.
